Las Vegas prices are softer, but one part still has thin supply
Redfin reported Las Vegas home-sale prices fell 22.7% year over year for the four weeks ending October 25, 2026. That is a big number. But it does not apply the same way to every street in the city.
The Real Estate Data Aggregator counted 56 homes sold in ZIP 89106 in the three months ending August 31, 2026. Prices there were up 4% from the same months of 2025. That runs against the metro trend.
Supply in 89106 was just 3.8 months, according to the Real Estate Data Aggregator. That is thin. It means buyers there face real competition, even as the wider market softens.
Not every ZIP code reads the same way
Compare 89106 with 89109. The Real Estate Data Aggregator counted 8.9 months of supply in 89109 for the same period. Prices there fell 18.2%. Days on market ran to 94. That is a very different market.
| 89106 | 89107 | 89109 | 89169 | |
|---|---|---|---|---|
| Median sale price | $350,000 | $369,000 | $378,000 | $294,000 |
| Price change, year over year | +4% | -0.3% | -18.2% | +7.3% |
| Months of supply | 3.8 | 4.5 | 8.9 | 8.7 |
| Median days on market | 72 | 47 | 94 | 97 |
| Sold above list | 26.8% | 25.3% | 4.8% | 17% |
ZIP 89107 moved quickest. The Real Estate Data Aggregator found a median of 47 days on market there. That is 5 days longer than a year before, but still the fastest of the four ZIPs shown. And 38.5% of homes went under contract within two weeks of listing, up 8.8 points from 2025.
ZIP 89169 had prices up 7.3% year over year, per the Real Estate Data Aggregator. But supply there sat at 8.7 months. Homes took a median of 97 days to sell, 44 days longer than the same period of 2025. Price gains do not always mean easy sales.
The wider picture adds pressure
Rates are not helping buyers right now. CNBC reported the average contract rate on a 30-year fixed mortgage at 7.37%. Redfin put the weekly average at 7.32%, near a three-year high.
Realtor.com reported that 20.8% of listings nationally carried a price cut in September 2026, the highest share since October 2022. That tells you sellers across the country are adjusting.
Realtor.com also put the median home price for the Las Vegas-Henderson-North Las Vegas area at $464,900 in September 2026. That is the metro view, and it sits well above the prices the Real Estate Data Aggregator found in several individual ZIPs for the three months ending August 31, 2026.
What this means if you own a home here
The metro headline is real. Prices are softer across Las Vegas. But 89106 had 3.8 months of supply and prices up 4%. That is a different situation than 89109 with 8.9 months and prices down 18.2%.
One street can read very differently from the whole ZIP code. And one ZIP code can read very differently from the metro. The numbers above cover the three months ending August 31, 2026. They are not today, and they are not your block.
- Las Vegas prices fell sharply at the metro level, per Redfin.
- But the Real Estate Data Aggregator found 89106 with thin supply and rising prices in the same period.
- Where your home sits in this market matters more than the headline number.
