Las Vegas has more sellers than buyers, but one part is still moving fast
Redfin counted sellers outnumbering buyers in Las Vegas by 125.5% as of October 14, 2026. That is the headline number. But it does not tell the whole story for every street.
These numbers cover the three months ending August 31, 2026. Some parts of Las Vegas look very different from that citywide figure.
One ZIP code is still tight
The Real Estate Data Aggregator counted just 3.8 months of supply in ZIP 89106 for that period. That is the tightest reading of any ZIP code in this data. Six months is the line most people use to call a market balanced.
In 89106, the Real Estate Data Aggregator also found that 32% of homes went under contract within two weeks of listing. Nearly 1 in 3 homes did not sit long at all.
Other ZIP codes tell a slower story
ZIP 89109 is the other end of the scale. The Real Estate Data Aggregator counted 8.9 months of supply there. The median price fell 18.2% from a year before, to $378,000. Only 13.5% of homes went under contract within two weeks.
ZIP 89169 had 8.7 months of supply. Days on market there reached 97, which is 44 days longer than the same period a year before, per the Real Estate Data Aggregator.
Speed varies just as much
ZIP 89107 had 38.5% of homes go under contract within two weeks, per the Real Estate Data Aggregator. That was up 8.8 points from a year before. Median days on market there was 47.
ZIP 89102 moved faster than a year ago too. The Real Estate Data Aggregator showed median days on market fell 22 days, down to 55. Not every home sold fast, but the trend moved in the right direction.

What the wider market adds
Nationally, Redfin reported sellers outnumber buyers by 63% across the U.S. Las Vegas at 125.5% is nearly double that pressure.
Realtor.com reported that mortgage rates climbed above 7% in September 2026, the first time since January 2025. Redfin then put the weekly average at 7.4% on October 8, 2026, a three-year high.
Realtor.com also reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That context matters when pricing a home here.
Realtor.com put the median home price in the Las Vegas-Henderson-North Las Vegas area at $464,900 in September 2026.
What this means for sellers
If you are in 89106 or 89107, the supply numbers show less competition than the citywide figure suggests. Pricing carefully still matters, but you are not fighting a 14-month backlog.
If you are in 89109 or 89169, buyers have more choices. The Real Estate Data Aggregator showed prices in 89109 fell 18.2% from a year before. That is a real admission, not a small dip. Price with that in mind.
What this means for buyers
The citywide seller surplus gives buyers more room in many areas. But 89106 and 89107 are moving faster. If a home there fits your needs, being ready matters.
Redfin reported the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. That is a national number, but it sets the mood.
